On October 3rd 2016 the City of DeBary Development Review Committee approved Case #16-03-ODP-Springview; Springview Subdivision, Unit 8. The approved Overall Development Plan (ODP) application entitles the applicant to approximately 195 single family residential units on 64 +/- acres. The existing zoning is R-4 (Urban Single Family Residential). The current Future Land Use designation is Residential Low Density which allows for up to four (4) dwelling units per acre. The proposed development is approximately three (3) dwelling units per acre and is a cluster subdivision which shall also provide for approximately 5 acres of open space, 6 acres of tree preservation, and 8 acres of stormwater retention. The housing addition will be accessible through the existing Springview Subdivision (Unit
7, located east of the proposed improvement) and provide for interconnected sidewalks, bus stops, and street lighting.
The applicant has met all requirements of the City of DeBary Land Development Code and the Development Review Committee for the Overall Development Plan application. The Development Order was issued on October 3, 2016. Please note, the applicant shall still be required to submit for preliminary plat and construction plans for Development Review Committee and City Manager approval.
The City Council, per Ordinance 03-16, may appeal the administrative approval with the City Manager within ten (10) days after a Development Order is rendered in order to have the decision reviewed by the City Manager and brought before City Council for final review.
