Summary/Highlights
The applicant, Alex Madison, is requesting a rezoning of property, approximately 0.5 acres in size, from R-3 Urban Single Family to R-1 Urban Single Family, located  at 613 15th Street, DeBary, FL.

Background Discussion
The applicant, Alex & Amber Madison, are the owners of the .49 acre property located at 613 15th Street, DeBary, parcel #31-18-30-03-42-0040 which is part of and within the City of DeBary.  Mr. Madison has applied for a rezoning of said parcel to amend the zoning from R-3, Urban Single-Family Residential to R-1, Urban Single Family Residential. Additionally, the applicant intends to merge this parcel with another adjacent parcel to form a single, larger parcel, (Parcel number, 31-18-30-03-42-0040 and Parcel number, 31-18-30-03-42-0030.) The rezoning shall provide the applicant the ability to use both parcels to build one single family home.

The applicant has identified their intention to build upon the subject parcels in a manner consistent with R-1 zoning classification regulations.
Lastly, the purpose and intent of the R-1 Urban Single-Family Residential Classification is to provide low-density residential developments, preserving the character of existing or proposed residential neighborhoods. Upon successful application approval, the rezoning will allow for R-1 uses include but are not limited to:

  • Single-Family standard dwelling and manufactured modular dwelling
